Accountant | Real Estate Development Experience Required
Accountant – Real Estate Developer

Location: Abu Dhabi, UAE

Job Purpose

Nationwide Middle East Properties is seeking an experienced Accountant with a strong Real Estate Developer background to manage accounting operations, project financials, customer receivables, and commission calculations for brokers and sales teams. The successful candidate must have prior experience working directly with a real estate developer and possess a thorough understanding of the UAE property development lifecycle.

Key Responsibilities

Accounting & Finance

• Maintain accurate financial records and general ledger accounts.
• Prepare monthly, quarterly, and annual financial reports.
• Perform bank, customer, and supplier reconciliations.
• Manage accounts payable and receivable processes.
• Assist with budgeting, forecasting, and cash flow monitoring.
• Ensure compliance with IFRS, UAE VAT regulations, and company policies.

Real Estate Development Accounting

• Record and monitor project development costs and construction expenditures.
• Track project budgets and cost allocations.
• Manage escrow account transactions and reconciliations.
• Process property sales transactions, cancellations, and refunds.
• Support revenue recognition and financial reporting for development projects.

Commissions Management (Critical Responsibility)

• Calculate broker, agency, and sales team commissions accurately.
• Verify commission eligibility based on booking status, SPA execution, collection milestones, and management approvals.
• Prepare monthly commission statements and payment schedules.
• Process commission reversals, adjustments, and clawbacks for cancelled transactions.
• Coordinate with Sales, CRM, and Finance teams to validate transaction data.
• Generate commission reports for management review.

Customer Receivables

• Monitor customer payment plans and collection schedules.
• Reconcile customer accounts and investigate discrepancies.
• Prepare aging reports and support collection efforts.

Mandatory Requirements

• Bachelor’s Degree in Accounting, Finance, or related field.
• Minimum 4-6 years of accounting experience in the UAE.
• Minimum 3 years of experience working directly for a Real Estate Developer company.
• Proven experience calculating commissions for brokers, agencies, and internal sales teams.
• Strong understanding of:
• Off-plan sales
• Escrow accounts
• Customer payment plans
• Revenue recognition
• Real estate sales cycles
• Commission structures and payout processes
• Advanced Microsoft Excel skills.
• Experience with ERP/CRM systems.
