Job Description

Senior Accountant– Real Estate

Key Responsibilities

1. Sales Purchase Agreement (SPA) Management

  • Review, verify, and validate Sales Purchase Agreements (SPA) prior to execution.
  • Ensure SPA financial terms align with approved pricing, payment plans, company policies and management approvals.
  • Monitor customer payment schedules and milestone collections in accordance with executed SPAs.
  • Coordinate with the Sales and Legal teams regarding SPA amendments, transfers, cancellations and their financial implications.
  • Verify booking amounts, instalment schedules, discounts, incentives, rebates and special approvals.
  • Ensure accurate revenue recognition in accordance with executed SPAs and IFRS requirements.

2. CRM & Sales Accounting Coordination

  • Work extensively with Salesforce CRM (or similar Real Estate CRM platforms) to monitor sales transactions and customer payment status.
  • Reconcile CRM sales records with ERP and accounting systems to ensure financial accuracy.
  • Monitor booking status, payment milestones, instalment schedules, customer ledgers and payment history.
  • Generate accurate financial and operational reports covering:
  • Sales collections & performance
  • Outstanding customer balances
  • Revenue tracking
  • Broker and sales commission calculations
  • Coordinate with Sales, Collections, Finance and CRM teams to ensure data integrity.
  • Support automation of commission calculations, customer payment tracking and invoice monitoring.

3. Customer Collections & Receivables Management

  • Monitor customer receivables, booking payments, instalment collections and post-handover payments.
  • Track overdue customer accounts and coordinate with collection teams for timely follow-up.
  • Prepare customer aging reports, receivable analysis, reconciliations and collection forecasts.
  • Support customer refund processing, account settlements and payment adjustments where applicable.

4. Finance, Project Accounting & Escrow Management & Compliance

  • Manage the organization’s overall finance and accounting operations.
  • Prepare management reports and provide financial insights to support strategic business decisions.
  • Manage project accounting activities and monitor development expenditure.
  • Oversee escrow accounts and monitor project cash movements in accordance with regulatory requirements.
  • Review payment approvals, treasury transactions, and fund disbursements.
  • Ensure accurate VAT treatment for all real estate transactions in accordance with UAE VAT regulations.
  • Maintain audit-ready financial records and supporting documentation.
  • Ensure compliance with RERA regulations, AML requirements, escrow regulations, and other UAE real estate compliance standards.

Qualifications & Experience

  • Bachelor’s Degree in Finance, Accounting, Commerce, or a related discipline.
  • Minimum 8–10 years of finance experience, including 5–8 years within a UAE Real Estate Developer organisation.
  • Strong expertise in Sales and Purchase Agreements (SPA) and developer finance operations.
  • Hands-on experience with Salesforce CRM, ERP systems and real estate financial systems.
  • Strong experience in customer collections, receivables management, instalment payment plans and revenue accounting.
  • Excellent analytical, leadership, communication, problem-solving and stakeholder management skills.
