Finance Manager – Land Bank

We are currently seeking a highly motivated Manager Finance – Land Bank to join our team in Dubai.
Job Purpose:
The Job holder will manage activities related to commercial finance activities relating to DHLE land bank and ensure effective process implementation, timely monitoring & reporting, identification & mitigation of issues for efficient business support.
Key Responsibilities:
Budgeting and Forecasting
- Review all financial transactions and land bank accounting including POC workings and revenue recognition.
- Monitor project budgets, construction costs, and capital expenditure tracking and advise on availability of budgets against project expenditure.
- Maintain land bank reconciliation, track changes in land bank and related GFAs and update land bank financial records accordingly.
- Develop Capex budgets and finalize budget plans and schedules in line with Group policies and procedures to ensure the integrity of budget data, appropriateness and reliability of the key assumptions and control mechanisms.
- Ensure accuracy in land bank accounting and align it with accounting standards and internal controls.
- Prepare the relevant schedules (IP/ PHDS) in a timely and accurate manner and submit them to the relevant teams as per agreed timelines.
- Liaise with auditors, external consultants, and other advisors when required.
- Monitor cost at project level, identify and suggest if any impairment is triggered.
- Assist in reviewing EMC papers relating Value Added Services “VAS”, land sales, project feasibilities and Quarterly Project Review Reports.
- Prepare any project Ad-hoc analysis for decision making purposes.
- Review and finalise project accruals and legacy provisions.
- Assist in review of quarterly clearance pack and GRP with statutory reporting team.
Reports, Systems and Tools:
- Design and implement financial policies and procedures relating to land bank accounting and cost models in alignment to business objectives and identify opportunities for continuous improvement.
- Develop land bank policies, process, procedures, forms and templates to ensure adequate land bank controls and reporting structure for overall commercial Finance operations.
- Prepare monthly project dashboards showing cost and sales status.
- Ensure Policies, processes, procedures forms and templates in place, approved and implemented.
Key Requirements:
- Min. 5 to 7 years’ experience with at least 2 years’ of experience in corporate finance, land banking, budgeting and reporting.
- Graduate in Accounting/Finance; CA/ACCA/ CPA (Chartered Accountant/ Association of Chartered Certified Accountants/ Certified Public Accountant or similar) preferred
- Indepth understanding of real estate business, accounting matters, relevant regulatory matters
- Comfortable working in dynamic and performance driven environment.
Job Specific Skills:
- Advanced proficiency in Microsoft Excel, including complex data analysis and modeling.
- Well versed in SQL / database management, Enterprise Resource Planning (ERP) systems such as SAP or Oracle, Management Information Systems (MIS), Oracle and MS Office Tools
- Advanced financial modeling and forecasting skills.
- Expertise in variance analysis and trend identification.
- Ability to perform cost-benefit analysis and profitability assessments.
- Ability to manage complex general ledger accounts.
- Proficient in financial reporting, including balance sheets, income statements, and cash flow statements.
- Strong numerical and analytical skills.
- Time Management and Attention to detail and quality.
- Effective co-ordination with other stakeholders
