Accounts Manager – Development & Landscaping
Job Summary
We are seeking an experienced Accounts Manager – Development & Landscaping to oversee financial management and project accounting for real estate development and landscaping projects. The role will focus on construction cost control, contractor billing, project budgeting, CapEx tracking, and financial reporting throughout the project lifecycle. The ideal candidate will have strong experience in construction accounting, project-based financial management, and vendor contract administration within real estate development and/or landscaping companies.
Key Responsibilities
- Project & Development Accounting
- Manage full-cycle accounting for real estate development and landscaping projects
- Track project budgets, costs, and expenditures (CapEx & OpEx)
- Maintain job cost reports and project-wise profitability analysis
- Monitor cost allocations across multiple projects
- Ensure accurate revenue recognition (if applicable)
- Construction & Landscaping Cost Control
- Review and process contractor progress billing (IPC certificates)
- Validate BOQs (Bill of Quantities) and work completion reports
- Track material procurement, subcontractor payments, and variations
- Monitor change orders and budget revisions
- Conduct variance analysis between actual costs vs. approved budgets
- Accounts Payable & Vendor Management
- Supervise vendor payments and contractor settlements
- Ensure compliance with contract terms and payment milestones
- Reconcile supplier accounts and manage retention payments
- Maintain strong documentation for audit purposes
- Budgeting & Financial Planning
- Assist in preparation of development project budgets
- Prepare cash flow forecasts for ongoing and upcoming projects
- Monitor funding utilization and drawdown schedules
- Support feasibility studies and financial modeling for new projects
- Compliance & Reporting
- Ensure compliance with accounting standards (GAAP / IFRS as applicable)
- Manage tax compliance related to construction and contracts
- Support audits and maintain accurate project financial records
- Prepare periodic financial reports for management and investors
- Coordination & Stakeholder Management
- Work closely with project managers, engineers, and procurement teams
- Provide financial insights to support project decisions
- Coordinate with banks, lenders, and investors (if project financed)
- Support senior management with development cost analysis
- Team Leadership
- Supervise project accountants and accounting staff
- Ensure accurate coding of project-related expenses
- Improve financial tracking systems and internal controls
Requirements
- Bachelor’s degree in Accounting, Finance, or related field
- CPA / ACCA / CMA (preferred)
- 5-10+ years of accounting experience
- Minimum 3-5 years in real estate development, construction, or landscaping accounting
- Strong knowledge of project-based accounting principles
