Senior Accountant — Real Estate Brokerage

Position Overview We are hiring a Senior Accountant who has worked inside a Dubai real estate brokerage and knows brokerage accounting from the inside: commission cycles, RERA forms, developer settlements, client accounts, and cheque-heavy cash flow. This is not a generic accounting role — candidates without hands-on real estate brokerage experience will not be considered. You will own all accounting operations, tax filing, and AML compliance, running multiple accounts independently on QuickBooks.
Key Responsibilities — Brokerage Accounting
- Account for commissions on sales, leasing, and referral deals: accruals, splits, and agent disbursals
- Manage brokerage transaction accounting aligned with RERA forms (Form A/B/F) and DLD processes
- Communicate professionally with developers to follow up on and collect commission payments; manage developer invoicing, SOAs, and settlements
- Coordinate unit handovers, payment plans, and developer settlements with operations
- Track cheques, post-dated payments, and receivables from tenants and buyers
- Reconcile client accounts and ensure accurate, timely client billing and collections
- Generate sales and revenue reports segmented by property type and deal type (primary/off-plan vs. secondary, sales vs. leasing, by project and developer)
- Coordinate with CRM/admin so accounting records match listings and transaction updates
Key Responsibilities — Core Accounting & Compliance
- Full-cycle bookkeeping and daily entries across multiple accounts; monthly bank reconciliations
- Prepare financial statements (P&L, Balance Sheet, Cash Flow) monthly and quarterly, plus MIS for leadership
- Prepare and file VAT returns via the FTA portal (input/output reconciliation); plan ahead for VAT and corporate tax deadlines
- Maintain AML compliance per UAE real estate regulations with proper documentation
- Run the monthly salary cycle in alignment with WPS; maintain payroll records and leave accruals
- Liaise with external auditors and keep audit-ready files
- Follow and operate the company’s established systems, manuals, and procedures (SOPs); help document and improve them
- Assist in budgeting and cash flow forecasting
Requirements
- Minimum 3 years of accounting experience within a Dubai real estate brokerage — mandatory
- Proven hands-on knowledge of brokerage accounting cycles: commission disbursals, RERA forms, developer invoicing and settlements
- Expert in QuickBooks (Online/Desktop); advanced Excel and Google Sheets — mandatory
- Strong working knowledge of UAE VAT, corporate tax filing, FTA portal, and AML requirements — mandatory (not “willing to learn”)
- Able to manage more than one company account/entity independently, with multiple transactions, deadlines, and confidential data
- Professional, confident communicator with developers, auditors, banks, and leadership
- Disciplined in following established systems, procedures, and manuals
- Smart, presentable, highly organized, and proactive in communication
- Bachelor’s Degree in Accounting or Finance (CPA/CA a plus)
